Context
Currently the site is characterized by different degrees
of urban development - some with well defined urban spaces
and some with a poor urban definition. There is a lack of overall
identity, the inner public places ("side squares") weaken
the street and the extreme diversity of uses creates chaos
of building volumes and materials.

Concept
The following are the planning principles and guidelines:
>Defining the street as a new entrance to Tel Aviv
from the Ayalon highway.
> Creating a street with a diverse identity,
by using the rights for high-rise building.
>Creating a sequence of quality public places along the street,
turning it from a "river of cars" into a pleasant pedestrian area.
> " Developing a set of preferable building types and streets
for each area. These types will help incorporate the new buildings
in the existing fabric.
